Hi all

I have one property (flip) and another under contract that I will probably wholesale.  My long term goal is to have several buy/holds.  Does anyone have properties in the Indianapolis area (within 25 miles) where they would consider terms?

Right now, I need under $40k and either sfh or multi.  Would also like to get a small apt bldg in the near future.

This is all just until I have more doors under my belt.  I plan to go big in the next year.

If I were to find a seller that only wants cash, what do I do?  I am asking this for my daughter.  I have 2 properties (also a newbie), so I am not able to help her with purchasing or getting started.  What am I doing wrong here.  Obviously, I am over thinking this.

Question regarding a newbie that wants to do her first wholesale deal, but doesn't have funds.  She can find a few deals, but needs money.
