Call around and see what other title companies have to offer.  Not all title companies are the same.  Some will work with you..  Don't let title companies discourage you from becoming who u want to be.

Go to powertochoose.org and find a company with a better rate.  If you are using Reliant or TXU, chances are your tenant is getting rip off.

Hi Natalie,  if it's not broken dont fix it.  If you are getting a positive cash flow, i'd recommend staying with your rehabb.  Doing new builts is a new game.  I'd recommend finish your first rehabb then do new builts when opportunities arise.  Hope you find my advice helpful.

My original rehab came from couple of general contractors.  I was quoted to do the whole house for 20k, but it looks like it will go over the 20k mark because there are still a lot that needs to be done.  I budgeted 2k for contingency for this property.

I wouldn't recommend Houston right now until the gas prices get back up again.  There will be more inventory this year.

Lol.  I will definitely keep that in mind to hire people who like working with each other and share the same ethnicity.  At first, i didn't show up much to the project.  That was the very first month when the project first began.  I'm more immersed in the project now and i stop by the house once a day to check on progress.

Rehabs take more time to complete and cost more money? Wow...  I am not feeling too bad now atleast 90% of rehabbers are going through the same thing as me.  I 'm going to be that 10% one day so i don't have to worry about losing money and time on projects.

It seems like my current rehab is taking longer to complete and more money to get it completely done.  I recently bought a property near Pearland, TX and the rehab has been going on for almost 3 months now.  I thought i would have the property done and completed by now, but looks like it might take 2 more months to finish.  This is what's going on with the property right now.  The property just got a new electrical rewire and new breaker box.  Plumbing is almost completed.  New fence is completed. Demo is done.  New roof is installed.  The things that are left to do is to get a new HVAC installed, insulation, sheetrock, painting, flooring, landscaping, outside trim, cabinets, and other small stuffs such as installing a prefabricated bathroom tube and surround.  Oh, i also need to pass my inspection for my electrical work and plumbing and A/C.   I don't have a general contractor.  I hire subcontractors and pay hourly and sometimes by the job.  This remodel is taking longer time to complete and is about to go over my budget, but i am not discouraged.  I am planning to fork out 10k more to finish whatever is left.  Anyhow, my question is... Is 2 months reasonable enough time to finish whatever is left?  Any Advice?  Thanks in advance.
