I need good lenders for my investment property, which includes a 9-unit project. I have one residential and one mixed-use property. I'm wondering which financing option is better: going with full documentation (full doc) or using a Debt-Service-Coverage-Ratio (DSCR) loan? DSCR seems a bit more expensive, but full doc loans only offer 5 and 10-year term loans, meaning I'd need to refinance again.

I am a newbie here, and I would love to get some feedback and advice from those with experience. I need to find a lender with a 20% down payment on a multi-family 12 unit property. I only find lenders who can do 70-75% Loan to Value. My credit is in the 700s, and the property is producing positive cash flow. 

Hello, I own a rental house on a large lot and I'm planning to divide the lot to build a duplex for renting out. I've considered different options, such as refinancing this home to make the land a separate transaction or even selling my house to build a duplex, (since I am not sure if I will be able to get financing for the construction project if the land and this current home are on the same loan). I need advice on the best financial approach for this situation.

I am looking to buy an operating restaurant and operate it; I have experience. Which of the two, SBA or commercial loan, offers the best terms? I would like to have a minimum down payment. Does my down payment have to come from my business bank account? Should I get a new LLC, or is my current LLC ok to qualify for a business purpose loan for this restaurant?

Can you please let me know which lenders offer this option?

I cannot find a lender to get me a second mortgage on my investment property vested in an LLC. Are there options available? I am told that because it's vested in an LLC, my options are limited and if this investment property was in my personal name, I would be able to get a second mortgage on my investment property.

Thank you, those lenders who are willing to work around the rural area situation don't have options for $60k properties, min loan amount is $100k

Hello, I am a new investor, however I owe a construction company and have an idea of what my project will entail. 

I found a $60k property requiring $80k rehab to get to $250k ARV

My problem is that I cannot find financing for this project because it's in a rural area,
