Thanks for the Help. Michaela currently zoned R3 with SFH next door and across and all down the street. I've been looking at the process one must follow. Notify neighbors. hold public meetings, going before boards. It seems to be a long process. :) plus the cost that comes with it.

Joel The property is located within city limits. I've been on my county assessor's website looking at the parcel. But I cant seem to find anything on future land use yet. I contact an RE attorney that specializes in zoning Thursday. And my first question for them will be future land uses on this parcel. Thanks for that TIP. :)

I'm not going to pull the trigger on the property until I understand exactly what I need to do. Looks promising tho :)

Great advice Joel and Michaela. I never considered Issues that are grandfathered in. I'm curious in following this thread. I am facing a similar issue with a property. Built in 49 but basically four walls and a roof. The plus is the large lot size. I was thinking of demolition and then possible rezoning. Theirs an 40 unit complex next door and a 20 unit single story complex four lots down. But looking more at a possible duplex, fourplex. Has any investor did something like this?

Sounds like an Entitled Tim to me :) Don't rent to him. Just begin the eviction process. Or possible contact the father and work out a lease agreement with both him and his son on that agreement. In my state it's something like 15 day for eviction period. Good Luck

I would not sell you're current home.

Keep it and rent it out.. Even if it opts you out of 30K

That second property looks nice. A lot of potential with

two units renting out at 2k a month.

If you want to achieve this technique. I think you must have a well established buyers list. Cater to what types of properties you buyers love and locate deals based on that. You can be successful this way and have you're flips sold quickly. It sounds easy enough in a thread but it's an ongoing process. Something I'm still working on. I hope this helps. Thanks.

[b]I have some questions. I found three properties owned by an LLC. All of which of are vacant. 2 of the properties are commercial and the last is a residential. I've done research threw my counties records.. As far as I can tell this LLC is belly up .. Their are also tax liens against all the properties for the last 3 years ..

I would like to know if you can make an offer on the LLC outright .. and take on all the properties and liens that come with it ? if this is possible, then would I be able to payoff the tax liens before cp's foreclose on the properties?

Any advice would much appreciated and if you can point me in a direction ..
