I and a Real Estate investor and I recently decided to get my license. I have taken and passed the 75-hour course, and I am now looking for a broker to associate with. I am not looking to be a full-time agent and any deals I close will be for my own portfolio.

Hi Harry,

I am also a new investor from NY and just purchased a property in Philadelphia. My LLC is set up with Pennsylvania. You might need a PA mailing address but we just used another business partner's address. Good luck with your property search!

Hello,

My husband and I have been looking at properties in the Philadelphia area and saw a large difference in the rents of buildings with two bathrooms versus one bathroom. We wanted to see what type of issues or cost we should expect if we want to install a second bathroom in a rental property. One of our concerns is if there would be enough space. Any advice would be appreciated.

@Henry Washington I just listened to your episode on the BP podcast.  Congratulations on your success!  On the episode you mentioned how you focused on a targeted direct mail campaign.  I would like to do the same thing (retirement aged and high % of equity homeowners) but was curious as to how you found these people.  

I am new to real estate and have yet to make my first purchase as a buy and hold investor but am very eager to get started!  I have already starting working with a few agents in my local area but think there could be more opportunity through direct mail.  Any advice you could provide is much appreciated.

We were curious if anyone was a landlord during the 2008 market crash and wanted to hear what impact it had on their rental properties (vacancy rates, rental rates, etc.)

We know that this could potentially be a great time to buy.  However we wanted to make sure that if we purchased a property, we could fill the rental with tenants in a reasonable amount of time?

Any insight would be greatly appreciated.
