The last rent check that I received from one of my GJ managed properties was >5 months ago. 

Since then, we had a dreadfully s l o w turnover, significant cost overruns, incorrect data submitted to their chosen collection agency, a squatter who apparently moved in via their remote showing technology, about a month passed before GJ realized my "vacant" property was illegally occupied, all of the property's historic data disappeared from their portal, and another dreadfully s l o w turnover.

I cannot in good conscience recommend Great Jones based on my experiences thus far.

The recently licensed property manager (who was hired last summer to replace the franchise owner for day to day management) was personally out of the office that day. I'm unsure who actually handed over the keys. Once they moved in, the tenants had no motivation to pay or sign anything.

The management agreement states that the prevailing party is entitled to recoup reasonable legal expenses. It does not contain an arbitration clause.

Fortunately, we have plenty of documentation.

My (old) property management company moved a family into our rental house 16 days before collecting any rent, 20 days before obtaining a signed lease and they never obtained a full security deposit. Naturally, the tenants were evicted after four months at our expense and I am now repairing the house. This would seem to be gross negligence by the property manager imho.

Do I have a reasonable case to pursue against this national property management company's local franchise? Any suggestions would be appreciated!
