If you plan to buy and hold, it might be a good idea but for appreciation I don't think it will go so high since you are buying in the HIGH $300k's + in London.  I had a similar project at the Solstice in Guelph and it didnt go up that much after 6 years.

Hi anyone here specialize in Chilliwack BC?  I am looking at a property that is zoned for high density in the downtown core.  I wanted to see if anyone can analyze a deal for me that knows this market well?  Property has an upper and lower rental and it has potential to assemble with neighbours for high density.  It is very close to the new 5 Corners development.

Property taxes in NB for "out of towners" are no different than what is paid by those of us who live here. 

What I meant to say was "non owner occupied taxes" are a deal killer for me, :).  Still double and messes up the cash flow.

The property taxes in NB for out of towners is a deal killer.. however the Province favours landlords for evictions etc.  So I am on the fence with NB.

Landlord friendly province is one of the big reasons compared to ON and BC.

 Why are you looking in Moncton? I had about 60 properties there at one time. The market is pretty soft there.

@Jake Thomas. I have hired a few new agents to handle my open houses and buyers. BuILD A TEAM Create a business model and have specific roles for your team members. This is the only way to have weekends off without pissing off clients and other agents. Read the book e-myth by Michael Gerber or pm me if you need more info on how I created my team.
