@Nick Pisano@Nick Pisano thanks for the very helpful feedback, especially on the areas to avoid! Yes, I've heard people suggest staying away from anything that is not concrete. I think this has been some of the most valuable advice I've gotten so far! Also are you part of any meetups targeted for Jacksonville that you could recommend?

Hello BB!

I'm an OOS investor from Washington DC and actively looking at Jacksonville, FL for my first rental property. Since I'm OOS and this is my first rental, I'm not looking to complicate things too much, so not looking at BRRRS or flips for the time being but instead turnkey SFHs that are mostly ready to rent as is. I understand the home may likely need some improvements, but I would prefer to keep them under 5K. My goal is to keep my first buy under 100K and would love to get your thoughts on neighborhoods I should be looking at as well as avoiding.

Thanks for your reply! Yes, I live in DC but chose to invest in the Tampa Area since my soon to be inlaws live in Lakeland, and the rent to buy ratio is much better in the Great Tampa area than in DC. Also, there is a good chance, my fiance and I won't be living in DC in a few years since both of our jobs are taking us abroad. Yes, I totally agree that it helps to have local seasoned investors. Been trying to build those connections now, especially as an out of state investor.

After moving from Dallas, what were some of the unexpected challenges you face investing in Florida?

Thank you Brian for breaking down the neighborhoods! I've been hearing a lot about Brandon/Riverview for my price point and it seems like a consensus is building. I will definitely focus my attention on that area.

Thank you very much for your very helpful response and the great tips! Yes, the Brandon area seems like a great spot especially with the military base a short drive away. Do you work with out of state investors? I'm currently living in Washington DC, where the buy to rent ratio is not as favorable hence my interest in the greater Tampa Area. Also, my fiance's family lives in Lakeland a so we travel to SF quite often which is what piqued my interest in the first place.
