We use Streamline, and outside of the setup being extremely tedious, we haven't had any issues yet.

We run a property management company out of the Kissimmee area, and its definitely doable. Feel free to reach out!

What county are you in? A lot of people say Orlando, but are really talking about one of the surrounding areas.

The best performing homes that we have experienced are definitely the large to very large homes (8-13 bedroom). For something comparable to what you are looking for, we have a 5/4 SFR that rents between 300-500 a night depending on season. However, this home is also in a large golf resort community, with excellent amenities, so I would expect the rates on a 4 bedroom home in a non-resort community to be a good chunk less.

Seconding the theme rooms for sure. Almost all of our homes in the surrounding Disney area have at least one themed bedroom, sometimes two. They almost all have at least a basic game room as well, usually in a converted garage or upstairs loft. Theater rooms are very popular as well.

Champions Gate/Reunion/Encore certainly seem to be the hot bed in Orlando/Kissimmee/Disney.

We are a STR property management company, and we have some other companies in the group such as a GC company and others.

 The primary thing we are interested in is that they get us on all booking channels. AirBNB, VRBO, Expedia, Google Travel, etc. This is something we have found very difficult to do with some channels, mostly due to poor communication and delays. We are currently live on our own with TopVillas and VRBO, but everyone else has been a bit of a mess, except for Hopper.

This may be due to us wanting to integrate each booking channel with our PMS, instead of direct listing with each one.
