Thank you @David S. , @JD Martin @Lee Taylor after intensive saerch and talking here and there it sound like istall Schluter will a reasonable  option

taking off the hardood floor not needed and its very old house and I am not sure what would be underneath. however i will go with the Schluter as recommended

Hi BP 

I am trying to install bathroom floor tile, it has very old sticky tiles 2 layers on the top of ecah other, and the bottom is the original wood floor. 

what would be the best way to install the tile?

should I use 1/4' hardibacker, which mostly after installing the tile would be higher than the current original floor. 

keep in mind I have the bathroom cabinet and the bathtub already there. 

what should  cover the bathroom original wood floor properly in order to install the tile.

Hello Bigger pocket 

I Have 3 bedroom and 1 bath SF with Attached garage, I feel that there is not need for that garage because it barley fit a compact small car. at the same time  building a  car pool on the top of the drive way will fit the propose of parking  ( pretty common in my market)

currently I live in the house but this house eventually will be for rent. 

so I decided to turn it into extra room and add extra bathroom. 

the question: what is the best use for this garage  Plus Bathroom?  is it a bed room or office space?

what are the renter family would prefer? extra master bigger bedroom or office space ?

The building is not in austin, IN FCAT it will  be in one of those rural area, very small town. however the city is working pretty well with the builders here. for example the new building construction near austin would  take 12months -14months and here would take max with weather condition delay 8 month ( but usually 6month).  that's how fast in those small town I never get to build before but this is what know from each builder in those rural area.  Most of the builder in those rural area dont like to build near austin for the same reason as they say "whatever takes us 6 month here it will take us more than a year there, because of the permits and inspections are time consuming near austin" 

I am hiring a builde, who is  basically  is subcontracting each stage. we are using my finance loan (Interim loan). in this case we might calling him GC. we call them a builder here, and they are definitely not GC for rehab projects those are different, they only build costume and specs homes and commercials.

I think I am getting great deal of the Market awareness. overall, the most important part for me is to find the right builder which I  think I have one already. I am going to open my mind with him try to make win win situation and him get what make it worth for him.  

I would like to mention that is building a house it might take an average of 4-6 month to build in my township. So the house that I am going to build it could cost a range 100K-120K . In this case the builder in my area looking for 15% -20% which translate to 15K-20K addition the total cost.

Thank you @Mike Wood all what I really know is that I dont want to subcontract on my own because it will cost me even and risky results. however I might be missing the real cost of the construction. 

however I must rearrange my thoughts, I  just would like what is the fair % or flat fee for the builder. I can see it's an average of 10% -  25%  of the cost of building.

Thank you @Tom Rychlewski @Matthew Paul  indeed,  these are small projects and it have to go one by one, I have  to make it worth the time and effort for the builder. . it must be win win.

sounds like this flat fee of  10k-15k for those project might be valid . so far you would be the second one who is welling to make a deal of 10k-15k per door after @Jay Hinrichs.

Thank you @Scott Ryne it's amazing that you explaining what I want say in a lot better way. the projects it might be small or big and either he is under paid or over paid very true. in addition that it's my benefit to reduce cost and the bigger the project the better his fees, I feel it's not fair. I belive  that there must be an incentive to do better, so in the next project both of us will be motivated to do better in the next project.

Thank you @Jay Hinrichs I am buying the land cash and financing the construction. I am in the market where I am looking for 100K - 120k for 1400 -1500 SQft construction without land.   so his 15% is about 15000$. 

I heard some contractors are building houses for low income owner for only $8000 flat  fees, but I heard the quality is not good 

I wonder how common dealing with that flat fees, I think it sounds fair, also as @Wayne Brooks I can add an incentive if he came under budget.
