I talked to a title company who I had a good relationship with and they were able to give me a list of pre-foreclosures or you could always go to the county websites and look up auction lists and go 2 months out (going to auction 2 months from now) and try to get a hold of them.

I go with Deadmau5 station on pandora if I need to get a lot accomplished in a short amount of time. Lots of analysis then I stick to the Beatles station.

Post: Using the Roddy Foreclosure list

Hello,

I have the opportunity to get the monthly Roddy foreclosure list for the surrounding counties which could be beneficial I think but I am wondering what would be the best way of using the list (mail outs, cold calling, etc). I was also wondering if any one has had any success in using these lists and what type of marketing was used for success. 

FYI don't pay for the Roddy list just talk to a title company and be friendly and they will most likey provide you with one!

Wow! I had no idea there were so many strong opinions on short sales. Let me clear up my "studying up on short sales" comment. I have been working with a mentor that is experienced in short sale negotiations and has finished numerous transactions. We have covered the process from start to finish and I am under no impression that they lead to quick or easy money. They are a strange beast to wrestle however, they aren't impossible. Like @Kathy Utiss said, with a good presentation and knowledge of how the banks process a short sale packet they can be done. These answers have helped me quite a bit and if anyone has anymore answers or opinions I would love to hear them.

Post: Building a multifamily home vs multiple homes

Hello Everyone,

We are in the process of acquiring an old home that is currently on 4 lots (teardown). It is a smaller town that is in great need of rentals. Our plan is to have the lots re-plat into 4 separate lots and either building 4 small homes or 2 townhomes/duplexes. 

We have a bit of experience with building a new home however building 4 separate homes would be a bit pricey and there are 4X as many things to go wrong! The townhome/duplex idea seems to be a better idea given the area however, we know nothing about building and valuing them. 

If anyone could give us a little direction as to which would be more valuable and hopefully point us in the direction of a reputable builder or developer in the Dallas/Ft. Worth. I know I'm asking for a lot of information and I fully intend on pouring over these forums for some direction but I thought I would ask first. Thanks for the help, wish us luck!

Hello,

I have been studying up on negotiating short sales and already have a client that will allow me to negotiate the structure on the property. My question is, is there a conflict of interest with me negotiating the short sale and also purchasing the property? If so, would it be better to set up a different company that handles the purchase and consequent sale of the property or, should I just have a realtor list it while I collect a negotiation fee? Any advice would be appreciated. Thank you.

FYI this deal is in Texas if that makes a difference.
