I'm actually doing the same thing in a 3/2.  Replacing old copper with pex and galvanized drain pipe with pvc.  My quote was $1,750. That includes shut off valves and shower valves and all other materials and labor.

It not the client/investors job to decide whether or not they think the realtor is wasting their time.  The realtor can make that decision for themselves.  Most realtors don't have anything better to do and are willing to work with anyone.  That's their own prerogative.

Is the mortgage for about 80k?  Those closing cost seems awfully high for an 80k loan.  But to answer your question if you pay the extra $1400 to get the lower rate your getting a 25% return on your money.

Yes you can.  I'm not a subscriber and read on there all the time.  Just copy and paste title of article in Google and click on link and it gives you a free pass to read article.  Over and over again.

Also check out this paragraph...

"Don't go overboard. Investors should maintain a diversified portfolio that also includes stocks, bonds and cash. Single-family homes shouldn't exceed 5% of their investments, not including their primary residence, says Jeff Sica, president of Sica Wealth Management in Morristown, N.J."

Did he pull this number from his magic hat???
