4 to 6 deals is a great way to become a millionaire it will take a few years but it can be done.  My guess would be that if your able to find 4 to 6 deals, more will just show up because your working your plan.

Real Estate is a great way to build wealth.... put your head down and just work your bank account will thanks you.

Chris is a great example of that, he is a good man.  Plan to work and work your plan.

True story,  cheep legal advise and tons of off market sellers, two of my most favorite things.  They sent me 7 deals in 2017.  Most of the people that they refer have legal troubles and for the most part will be forced to sell.

Learn to speak there language, most understand the concept of selling but few have a clue about what an investor need or wants.  We set ourself up as a coach for them, we show them how to make more income per client.

I have set up a separate bussines that paid me $80,000+ 2017 with one of the paralegals, she has become my go-to team members.

"Ask them if they could use some help paying for there marketing"

I will be there.... We are collecting on 6 projects in the next 120 days. I need to buy 3 more homes this month. Join me and I will buy one of your deals that we negociate together. I want to help you and I both get a deal.

We have a full service team, top to bottom.  We are always looking to buy. 

I will be in the bar for a little bit after the meet up, let's talk then.  For sure bring a few friends. I'm in place to close on 15 more homes in the next 90 days, I could use a lot of help.

Arron sold me a home on Riverview in Riverside, Ca we paid 300k for it back in August of 2016 the renter stayed a little longer than we wanted but we made 6 k in rent waiting for her to move.  We took the home back over 3 weeks ago and will spend 60k customizing and think we will sell for 625k. 

I don't ever think I will invest out of state....... ever

I regularly attend the inland Empire real estate investment club it's on the 3 rd Wednesday of every month.  At this meeting I I have learned about virtually every aspect of fix and flipping, hard money, creating a corporate entity, and just hanging out with good like minded people.

I have an extensive amount of experience in the Riverside markets your writing about.  They have been very good to me, we presently have 9 deals going with the downtown corridor and are always looking for more.  

I would caution you when you say you and your wife are "talking" to an agent. I would recommend you learn how to access the hidden cash only market in the area.  I would be happy to show you how to structure a private equity purchase that could get you 40 to 90 thousand in profits.  

A few years ago I had no idea such a thing exist and now I so the all the time.  Call me, my contact is listed here and I would be happy to help. There is plenty of deals for all of us.

Few good deeds go unpunished.... 

One of my favored sayings, the longer I do this type of work the more untalerent I become.  Christan or non religious alike you can not be a bad steward of your money.

I won't bore you with the numerous times I have counted on renters or buyers and even sellers to treat me with the same respect they demand but because I'm a cold hearted investor some how it's OK to lie renegociate disregard contracts not keep time lines you name it I have delt with it. 

 Funny thing is I have learned they are just out for themself.  I have determined that if I can't beat a person from off the street in a head to head negotiation I should just leave the business.  I TRADE WHAT I KNOW FOR THERE EQUITY.  If they agree we do a deal if they don't we dont.... keep it simple stupid my father in law always said.

Most title companies won't write a policy on a double close.  If you can get around that you must disclose all money to all parties...... no secret proceeds

Thanks for asking  and reading my words,  if you want to work with private financers, or hard money lenders, even hedge funds you need to get out and meet people.

I like the idea of printing a post card with what you need on them and a picture of yourself.  Drop it everywhere you can find a group of investors.   Sooner or later you will find your BIG MONEY PARTNER.....
