Random thoughts:
The Jets O-line has improved quite a bit from last year.

Farve makes average receivers better - Cotchery and Coles will throw up a total of 1500 yds between them

-Patriots have the EASIEST schedule this year, I bet they get beat by the Chargers in Jan in a rematch

For the legal work and forms, you might try Legalzoom.com. I formed an S Corp there in the past and I think it was about $300 versus about $1000 typical cost.

It disturbs me how the word "Recession" is thrown around like a fad by the media and/or analysts on TV.

I would first go to the City of Chicago Building Department and figure out the steps in getting a permit. The permit cost may be based off of the costs of the actual demolition. The staff should be able to recommend someone as well - don't take the first reccommendation though.

Another contact may be First American Title Company (FATCO). When I worked for DR Horton, we used them all the time.

The short answer on how to remediate your floodplain problem is that you would have to apply for a CLOMR or a LOMR. Acronym for Letter of Map Revision and Conditional LOMR. This is the process on how to change your floodplain designation. Consult your city's Civil Engineering dept but that's the right question to ask to give your propoerty more value depending on the remediation costs.

Most municipalities that I've worked with use the F.A.R. method: Floor to Area Ratio An Far of let's say 3 to 1 means that on 1 acre of land (43560SF) you should be able to develop a structure with a maximum volume of: 3 x 43560 = 130,680 sf of floor on that piece of land. Some cities may have specific height limitations as well but the FAR usually controls it for them

CA has been hit harder than a lot of places, that's why you will see the number of foreclosures through the roof out here. Here's the thing though what a lot of people are betting on: since it did take such a hit, it will come back sooner and stronger than middle america.

That's a pretty wide open question - probably why you have a limited respose. Any avenue you pursue will take time so if you're looking for a quick dollar, it's pretty tough to come by in this market unfortunately.

I would send an offer in if you can. Depending on the RE laws in NJ, they have to submit it to the seller. Go from there.
