I am happy with it! I would rather have a 2bed sfh in a good city and area than a 3bed sfh in a bad area. Although my next purchase will be a 3 bedroom home. When im buying i will only purchase if its in a area I would be ok with living in. And usually if you follow that principle you will have good luck.

My goals are too hold my rental properties long term probably 20 years. Im not so much worried about a exit strategy, I figure each house will pay for itself multiple times in rent. So my final sales price down the road isnt a big worry . Hopefully they will appreciate some and that would be even a bigger bonus!

What do you think about the numbers 40k purchase price and 6k Rehab. Monthly rent of $895 ??

Thanks Dave and Ned. My most recent 2 bedroom sfh paid 40k. Spent about 6k on Rehab and renting it for $895 monthly. The home is small but in awesome shape in a good desirable area and backyard opens to city walking path and park which is nice.

Hello was wondering about others thoughts on 2 bedroom sfh for rental property. I understand alot of investors say 3 bedroom or nothing, but i have not had any problem renting out my 2 bed homes or getting good renters. They are much easier to maintain cheaper taxes and insurance. I realize they wont sell as quickly as a 3 bed home but you can also buy them cheaper. Just wondering if anyone else has had success with 2 bed sf homes? Thanks.
