I replace all toilets in all my rentals, regardless of whether they need it or not. I replace with American Standard or Koehler, flush the golf balls down variety. Never had a problem. Have them in my own house as well. Have not had a clog at my house or a rental that I am aware of

9% real estate, 6% 401K. I only invest in 401K because employer matches up to 6%. So unless market tanks, I make 100% on that money. I love real estate, but not going to turn down dollar for dollar match. But when I retire from corporate America, guess where the cashed out 401K will be invested. You guessed it! More SFRs

Jay, what are subsidized units? Is there money to be made in addition to the section 8 guaranteed rental assistance income? I have a few rentals on section 8, but would like to know if I'm leaving potential money on the table.

Bill S. , funny :). I know that my tenants could not really afford to pay for any major repairs, even though I would work with them to pay over time. I was just wondering if the local housing authority paid for repairs, and then the tenant would have to repay the housing authority

I have some SFR rentals leased through Section 8. If a unit is damaged by renters, who pays the bill, renters or local HUD organization? I can't seem to find the specific answer in the landlord information packet. Does anyone have any experience with this? Thanks for any insight

Our housing authority has a website where u can post your house. Post it one day, and u will usually receive 10 calls in first three days. The voucher holders know where to look to find housing. And they also know there is a lot of crap offered on section 8. Put a descent product out there and u should have no problem. I started trying section 8 a couple of years ago and have been pleasantly surprised

Rick, sorry about spelling, it is Advantech. http://www.huberwood.com/advantech/performance/moisture. It is used primarily as sub flooring in new construction. Very water resistant. And the toilet I have had luck with is made by Kohler. Usually around $240.

Interesting ideas. I would add using a no- clog toilet. Even if current toilet is good, I replace with a better one, one that will flush 5 golf balls! Also, incur the additional $200-300 and put sliding doors on tub/ shower. I don't trust tenants to be overly concerned with water on the floor. Also a good idea to use Advantek below kitchen and bathroom sinks.
