 Define your buy box, which area , what price , what size , how to finance based on your risk capabilities. Try to see the areas you know/currently live and if it doesn’t work for the budget consider markets a bit away from you that are growing. Good luck !!

I wish I started thinking like you when I was 17. To answer the question how do you convince co-signer.

1. Understand different options we have in RE market 
2. Which specific area you thoughts are inclined .. simply saying define your Buy Box 
3. Learn by reading books and watching BP / similar videos
4. Find a mentor 
5. Understand how much you / co signer can invest with out risking a lot
6. Setup alerts in MLS and watch your buy box daily
7. Put deal on paper with help of mentor buy discussing pro cons and possible cash flow
8. Present it co-signer by explaining out come of above discussion 
9. Prepare exit strategy.

10. Walk through every step and make sure they are comfortable


By following these steps it may take a year or 2 to become expert in your market for you to start investing

37$ + tax ( approx 42$) and ask Tenant to  fill the application and pay directly instead of me being middle man. I use MyRental.com for tenant screening with option for them to pay. If they willing to take time to fill application and pay, I would review and move forward with next steps. Good luck !!

North of Dallas is where growth is. Areas between Celina, Mellissa, Anna till Sherman are going to be boom towns for SFH. Cash flow in this market would be bit of challenging unless you are putting a good down payment. Good luck !!

2023 & 2024 seems to be year of challenges for investors and I did enter the world of investing during these difficult times. When interest rates are peak high I started my first investment and was able to cash flow !! Gave me motivation that things can work out even in these markets of uncertainty. Only future will tell if it was a right investment or not.


I am Rao a newbie investor with small rental portfolio of single family homes in DFW area. Looking to passionately learn and grow my portfolio with all your guidance and support. Interested to start with small multi family homes in DFW area and grow from there.
