The same issue, anytime I post a marketplace ad for one of my rentals Facebook restricts my marketplace access. I have to create a new Facebook account just to access the marketplace now. Avoid posting on Facebook Marketplace on your main account, just create another account to post rental ads, cause most likely it will be restricted after a few weeks lol.

The Title Company is holding my 20% downpayment until they receive a signed mutual release. Is there a way to get my downpayment back without a signed mutual release? I want to get the building inspection and apprasial fees refunded before releasing the contract.

Purchased a house (7/27/2021) and spent money on the building inspection and appraisal of the house. The Seller ran into some issues, first the seller mortgage company needed the Seller to refinance the house (had two houses on one mortgage). After the Seller Refinance we proceeded with the closing. The closing then halted again because the Title company then found out someone filed a mechanical lien on the property in November. The Seller said she would take care of the lien. A month pass the Seller then said she needs to turn away on this deal. I didnt sign a mutual release agreement yet, I am requesting the seller to refund the building inspection and apprisal that I paid during this nightmare. Not to mention I spent a lot of money on airfare, car rental and hotel when we were scheduled to close. Total its been over 170 days and the seller just gave me heads up that she will not be selling the house and wants a mutual release.

Is there a way I can recover my expenses?

@Brandon Sturgill

This is what she said: The sellers offer a commission to the Selling brokerage, but at these prices it is very minimal. As previously discussed, that’s why I had asked you to review and sign the exclusive buyers agreement entitling me to an additional commission from you and for a certain amount of time exclusively working with me. I did remind you a few times to factor in that additional commission.

I gave her a list of properties I’m interested at looking. She said she will need me to pay her commission. At first I thought it was weird cause in California the Seller pays that 6% commission and that’s shared between the agents.

This is a Cleveland realtor assisting with residential properties. Right now I’m ignoring her, I think something is fishy if I have to pay her additional commission if she’s already getting commission from the Seller.

Looking to purchase properties in Ohio, I'm currently working with an agent but she requested that I pay additional commission to her. Is that normal for real estate agents to charge an additional commission over the commission they receive from the Seller?
