I would like to thank everyone in advance for your help with this situation.

I have a rental property in northern Wis. one of the tenants lost his job and has not paid rent for 4 months. People have been helping him with his rent (church). They were unable to help for January or February. He is on a month to month lease. I have sent him a 5 day pay or quit. He then said he was getting help from the Wisconsin w-9 program and I had received paperwork to support his claim and had to give another pay or quit per program.

It was a week gone by and have not heard or seen anything. I talked with the tenant who said he would be out by March 1st if the w-9 program was not going to help. I assumed that he was out because I have not heard anything from him. My father went to look at the place and his stuff is still there. No tracks in the snow and the car has not moved. A   quick search finds that he is in jail.

Where do I go from here? Do I have to go through the court to get his stuff out? Can I use the NEW squatter law to remove his stuff? he has a heat lamp plugged in the garage to warm his car. Cam I at least unplug that?

About a two months ago, i noticed a house down the block from me was not being taken care of. i.e. long grass,gutters falling off ect.ect.. I talked to the people next door and no one knows what happened.

Is it to early to see if it is in forclosure? Where do I start? I think there is a certain time frame in Wisconsin where there is not much that can be done.

Any help or advise ?

I like the first two options. I would NOT leave it. I would replace it if you were going to upgrade. If you were thinking about putting on a vinyl product, I would leave what you have and paint. Jean is right, you need a little landscaping, new light fixture and maybe a screen door. My company is putting on a lot of new siding here in southeastern Wisconsin. Everybody likes a fresh exterior, and your partner will save you some money.

Thank you for your response. Hopefully I can do that when I meet with the current occupent .

We are closing on our first duplex. There is currently a tenant in one of the units. The current owner stated that it is a month to month verbal contract. I have asked for an esstopal letter as well as a written statement from current owner outlining the verbal contract. I have also asked for an inventory list of thing that come with the duplex,i.e stove, refrigerator ect..

I am also going to try and convert the month to month into a 12 month contract. I would like to schedule an appointment with current tenant to do a walk though and introduce myself. Is there anything else that I should request?
