Does anyone do short sales in Maine? I just looked up the laws up there and they seem pretty strict. It's hard to tell but it looks like you have to have a license to do it and the qualifications for the license are that you need to be in debt resolution some how. It seems very prohibitive.

I found one REIA in Maine but it's way too far out there for me.

CW, I just added to my disclosure a statement along the lines of "Homeowner understands they must vacate the property at least 48 hours prior to scheduled closing"

Not sure how effective it will be, but at least I got it in writing they understand they aren't living there rent free forever.

Again CW is correct and again that VERY situation happened to the first short sale I ever got under contract. The BPO agent came out and told me she was pretty sure she'd get the listing. Well, whatdya know!! The BPO came in outrageous because she figured if it foreclosed the bank would list the property out there.

AGAIN another GOOD reason to MEET a BPO agent at the property.

David I was merely saying Vistaprint and Overnight prints are the same generic cards that everyone uses. I don't really find anything unique using them.

I guess my point is there really truly are original cards out there, such in the example I posted.

It all depends on how you want to be remembered by who you are targeting.

Once again, Crosswind hits the nail on the head. We have a situation that's similar. The homeowners haven't paid the mortgage on a property that we are shorting for over 18 months and they announced this week, they have no where to move too...and can't leave.

There are 5 people living in this house, ALL of which are old enough to get a paying job and pay the mortgage or rent.

I have to wholeheartedly agree with Crosswind. I had a homeowner loosing their home. It was a home in a gorgeous neighborhood and from the outside (drive by) looked GREAT. The bank did a drive by and failed to see the horrific condition of the inside. They came back to tell us that the home was worth $375,000 and that was the lowest they'd take. Our offer was $225,000
.

The house is listed at $265,000 right now and has been on the market 3.5 months.

If this bank had done a thorough BPO, the agent would have seen a true condition of the property, and seen the owners true hardship, then the TRUE value would have been reflected on the BPO.

They'll likely get an offer LESS than what we offered.
So much for an honest BPO.

We request all BPOs be interior bpo's when we submit a package.

Something sounds strange. Can the listing agent give you the BPO info?

I've definitely called lenders though and the left hand didn't know what the right was doing.

WOW. That is scary. How did you find this negotiator? Did you check their credentials? Background? Do they have testimonials? State corporation setup?

I don't think you can get the packet back unless you hire a lawyer. Even then, if they've skipped town the packet could be long gone.

Hi David,

Overnight prints/vistaprint/ to me, they all produce the same generic cards.

These cards are truly unique.
I have no idea who made them, but it gives a GREAT idea of what you can do with a business card

Hi Dan,

We are building a testimonials page of Realtors. Pretty much we include it in our marketing, so when a Realtor opens it and sees all the business we've been giving to other Realtors, they usually want in. It also gives us credibility. They see the name, agent, and house that we worked with the other agent on.

Helps out great.
