The biggest thing in Old Louisville is that you are not allowed to alter the exterior of the building, remove trees, or use vinyl windows on any street/side alley facing window.  You need to request permission for this type of work.

for an insurance quote, just ask your insurance agent. I pay about 75 for a triplex in old lo Louisville.  

For water, call Louisville water and ask the average cost; they should tell you.  I Think 180 Is a good number; adjust up for kids and 3 bedroom+ family size.

it is the repair and maintenance on 100 year old homes that you need to consider.

Running a hotel or motel sounds like a ton of work. I personally prefer renting out properties on two year leases.  if this is your first deal you might want to consider doing the same. I would leave hotel motel renting to full time property managers with working business hours and a support staff.

I have a newly renovated 3 bedroom 2 bath single family residence located on the 8800 block of Artis Way Louisville, KY 40291.  Asking $140k before I list it with an agent, I will pay all closing costs and leave appliances; all you need is a down payment.

I increased rental income to $2,200 a month now.  We have had three showings.  One is interested.  I ainticipate an offer soon.  I will keep you all posted.
