@Tony Gonzalez "smelt like urine and broken promises"...brings back memories of my college days, but I digress.  I have heard people swear by a product called "Anti Icky Poo".  I haven't used it, but it has a lot of fans.

Reminds me of a similar experience...pool has been closed for 3 years with a destroyed cover, about 2 foot deep swamp water, totally saturated with tad poles.  I hook up my buddy's massive sump pump running 2" PVC from the deep end and out of the pool, blowing black tadpole water like a fire hydrant.  All is well, except for the fact that my PVC pipes were all just push fit together...they blow apart and I get a few gallons of tadpole water in the face!  Classic.

I might have missed some details, but paying 110k with comps around 125k is not enough spread in almost every scenario I can imagine, even if the house is PRISTINE and UPDATED entirely.  She's barely knocking off the savings of not having an agent do the deal (usually 6%).  Go in LOW if you go in at all.

The disrepair of physical possessions is trumped by confidence and knowledge.  Your car is an obstacle only if you believe it to be.  If it robs you of confidence, get a new car... or get over it and move forward regardless.      

@Adam Hershman  Joe never mentioned 33% appreciation...he mentioned FORCED appreciation via rehab.  How did you miss that?

Thanks for all the helpful advice.  I can't help but add...I am not wanting to "take their deposit".  I simply don't want to pay with my time or dime to repair their damages (beyond normal wear and tear).  Yet this often surprises the tenant.

The flipside is that there are plenty of damages, and if I get bids from professional contractors, their deposit will evaporate swiftly.  Yet I always feel guilty when I charge them what it actually costs to have an outside company repair something, as if I owe them a discount for repairing the damages THEY caused.

@Account Closed Agreed...I had a feeling my hospitality/sloppy landlording would give them a lot of wiggle room if we were to end up in court.

Furthermore, they allowed 3 other people to live in the house who were not on the lease for almost an entire year.  I said nothing about this issue though I was aware of it, simply because they were taking pretty good care of the house and paying rent in a timely manner.

If your agent wants to see your college degree, you need to find a new agent.
