My partner and I want to set up an LLC and buy a small apartment building. We want the LLC for asset protection purposes. I know that I can set it up myself and have done so in the past. However, I have heard from several people including one of the BP Podcasts that if you don't have an attorney set up your LLC, you will be in trouble when/if you get sued. So has anyone on here set up their own LLC without using an attorney and then been sued? Did it make a difference that you set it up yourself?

So a mixed use 4-plex with 3 apartment units and one storefront unit. 
1. Would this require a commercial loan rather than a conventional because of the storefront unit? I know that 4-plexes generally can use conventional.
2. Could the storefront be converted to another apartment unit? It wouldn't be "mixed use" after that.
