Has anyone used Sharkbite fittings? If so, have you had any problems? I am considering using Sharkbite fittings for a new water heater install, the existing plumbing needs to be adjusted due to taller water heater. Thanks

Some portable building manufacturers will custom build a structure to meet your needs. The buildings are considered portable therefore no increase in property taxes. A local investor has 4 of these structures, approximately 40'x12'-four 10'x12'units/structure. His cost around $8000, he rents for $55-65/mo.

Handle on oven is loose. Got this one 2 or three times before I gorilla glued it. In reality the handle had been loose for a long time...one bolt was out the other was on its last thread, handle nearly on the floor.

Got a call that the refrigerator door seal was 'rotting'. Keep in mind, we previously lived in this unit, so all of the appliances we bought for ourselves and are only a few years old. So the rotting seal is actually what happens when a strawberry or raspberry fluid, possibly a pie or other sticky substance is spilled and not cleaned up. It is sticky enough that it begins to pull apart the seal.

I am fortunate that these issues are minor. There have been other repairs which were legitimate. I think some tenants don't appreciate a nice rental. I am still learning to deal with the wide variety of tenants. Thanks for the responses.

I think she wants to get something for her money. The first few months I sent reminders that rent was due, then she paid. Then she received a settlement from a previous automobile accident. She paid the current month and a month in advance. During that period we didn't hear any complaints. Now rent is due for the current month and the dryer is acting up. Her complaint is probably legitimate, and I don't have an issue making prompt repairs, it just seems a coincidence rent is also due. She has never refused to pay because of repairs. But like I said, I have always addressed any issue the same day or the next.

I have a tenant, who seems to have complaints about the rental unit, when rent is due. Maybe its just a coincidence, but there have been several times when we have received calls, normally minor issues, on or around the 1st, and rent has not yet been paid. She is a good tenant otherwise. She is recently divorced, and is my guess she has probably never rented before. Whenever she has an issue I have always responded/resolved the same day or following day. Does anyone else have tenants' like this?

The building is a duplex: 3 bd, 2 ba 1600 sf each unit. I want to be able to reject without discriminating against anyone( age in this case?) for too many adults. I have had a similar request before, a couple wanted to rent along with another couple with a child. While total occupancy may not seem too much for the unit, I feel there would be more wear and tear on the unit. If this is not discrimination, I would list maximum # of allowed adults along with minimum rent requirements, etc.

When you select a tenant, does everyone notify all of the other applicants that they are being rejected? Or do you tell applicants when they apply, that you will only notify them if they are approved?

If I understand correctly, I can set the maximum # of occupants per unit. Can I also include maximum # of adults. For example: Prospective tenants are 2 married adults, they have 2 sons, 21 and 24. One of the sons has a child, which would be there some of the time. I can't reject based on income. I have heard from RE agents, not previous landlords, that this family has a history of damaging properties.

Including the square footage of the units along with the premium would be helpful in comparing. I just receive a quote on a NOO duplex, 3200 SF total, $2000 deductible, of almost $1250. Seems very high to me.

Post: Land trust/LLC tax question

I haven't setup the trust or LLC yet. I believe the trust is a revocable Illinois land trust. I'm trying to follow suggestions from other members posts to obtain privacy(Land trust) and asset protection(LLC). I guess my main question is: If the trust hold the property, rents should be made to the trust, can this still be included on my personal tax return?
