No problem glad to do it.  Don't quit on Detroit, but I just don't think Turn Key in Detroit is the best way to go. With Turn Key you are likely giving away 80%-90% of the deal without knowing it.

Since the Turn Key provider is paid up front, it is possible their attention to your purchased property would lessen over time. (Yes even if they are still the PM)

Lots of incredible opportunities here.

Detroit has been very good to me!

 Set that As an EXACT AMOUNT don't go over but also don't invest less. If you are sold on investing in 401k. 

And yes I have almost always beat that return in real estate investing.

Your 401k "unbeatable return" is only a first year calculation for the new contribution only!

And then your money and theirs is locked away for the long term. 

Edited to add the post above mine by @Ronald Perich (that I didn't see) is an excellent example.  And his numbers are conservative!

I think it's smart to lend, wholesale, and flip with your retirement accounts.  Hold property outside, so you can leverage and get the depreciation. 

Sounds like a good strategy if you don't expect to make any profit!
