Really depends on return on investment. With two units your dealing with double the repair, two bathroom, kitchen, etc. You have to find 2 tenant vs. 1 tenant. Little more work.

Great job at firing back! Don't let them push you around. Be firm, let them know who is in charge. I usually tell them, if you don't like it, this unit may not be for you and it's something you have to consider. If your soft, you will have a lot of headaches.

Age and Handicap is one of many protected class in California. Two special rights extended to disable 1) the right to make reasonable modifications to dwelling to enable them to live there comfortably, and 2) the responsibility of management to make reasonable accommodations.

In a multi-unit, it helps rent the unit out. Machine is mainly there for convenience. I own the machine. When you lease, you pay for all the expense and share profit. I had the pump replace couple years ago, other than that, I had no problems. I would install a lent trapper on the discharge of the washer. Over time, this can buildup and clogged the drain. I would buy used, go with a trust worthy brand like whirlpool. With a 4-plex, your not really going to make a lot of money but as long as it covers expenses that should be fine.

Try looking on Craigslist, you'll see independent store advertising sale. Prices are cheaper than the big box store. I wouldn't buy second hand, your layout is different. Don't waste your time finding cabinets to match. The laminate counter top you can buy at the big box store.

It depends on the rental market in your area. Is there a lot of vacancy in your area? With high vacancy and unemployment, it might take a while to find a tenant. Lets say you have rental ready to rented by May 1st, you might find someone right away and you might not. Most likely your prospective tenants will have to give 30 days notice to their landlord. Month and a half is not long to wait. No more advertising and showings. You have tenant on contract with full deposit. If they back out, you keep the deposit. By having a contract, they can give their 30 day notice. You can relax and move on to your next adventure.

If you find a tenant by the time they move out then you have to return deposit minus cleaning, etc. At the same time, if it takes you couple of months to find a tenant they would have to pay you rent for those months. You would take them to small claims court to collect. If they are nice people, I give them the option, I'll release you from the lease but will not return deposit. Or I'll try to find tenant, if unit is vacant 2-3 months, you will have to pay this since you broke lease.

Never been to a club meeting, do they discuss any of the following? I been to a meeting sponsor by our City. This has been the most eye opening experience. They had someone from code enforcement talk about code, what will pass inspection and what will not. Someone talk about Fair Housing Law, talk about laws that will keep you out of trouble, type of documents you need to have, how to rephrase your documents so you won't have a lawsuit down the line. Also had an Eviction Lawyer talk about how to properly file an eviction and the common mistakes people make.

As someone has already mentioned, in CA you are allow 2 person per room plus 1. If they want too add a extra person, they need to sign a new contract. If they don't agree, you can give them a 30 day notice.
