My credit score is close to 800 (shouldnt be a problem) last time I checked few months ago and property is long term rental producing good return. Also value of the property is up by 40%+ since i bought it.

I'm thinking to get HELOC loan and was wondering if you have any suggestions on good lenders. I tried this few years ago and I remember experience was horrible. They asked for so many documents and information. At the end I wasn't approved.

Does anyone know how much older and newer office spaces rent for on monthly/ daily bases in Brickell? Also any good websites like airbnb but for office rentals?

The only way to evaluate if you are paying too much for the coverage is to shop it.  Look for the same limits or better and then compare costs.  

In FL, you may not have options on the Wind.  The Homeowners market is limited as well with the mass exit of companies from the State.  

On the Flood, there are options. You should check with both the National Flood Insurance program (NFIP) backed by FEMA and the Private Market Flood programs. There are a great many of the private programs so you may be able to do better there.

 Thanks Rick. Yes i've actually already done some of that. I've got the new roof which didnt really do anything as far as the insurance. I ended up raising the deductible to 10k so that did make some difference. Last remaining thing which will save me money on wind is to replace some of the windows with impact windows. Those are expensive so I havent had the chance to do that yet. Thanks for the reply

Im paying over 10k a year on my flood, wind and regular home insurance. Any advice or suggestions to lower my insurance bill would be appreciated. 
For context, my property is in a flood zone so flood and wind insurance are extremely expensive. However, maybe there are better insurance brokers or options that I am not aware off. Thanks

I'm a part-time real estate investor, currently owning 4 properties in the Seattle/Miami area. I manage both long and short-term rentals, with a preference for the latter. In addition to this, I've also invested in pre-construction condos in the Miami area. Alongside my real estate ventures, I maintain my full-time job as a Senior Engineering Manager in Software Engineering.

Single-family residence other investment.

Purchase price: $630,000
Cash invested: $120,000

I've bought this property as a short term investment as well as a property I can stay at when I want to escape Seattle weather

What made you interested in investing in this type of deal?

Great value for the house in an upcoming neighborhood. Very close to the beach and short term rental is allowed

How did you find this deal and how did you negotiate it?

Personal research. Not too much negotiation. Could have been done better
