Welcome to the site Jake, I am from Ogden and invest in Weber County area as well.  I think you have the right idea, buy a multi unit and rent out the rest.  Good way to get started. Ogden has some good deals but certain areas will be cheaper than others and I would watch out for the really low priced properties.  They are cheap for a reason.  But if you do your homework and spend time getting to know the area I think you will be able to find something that will work great for your family.  I look forward to hearing how your progress goes.  Take care.

With $20,000 you could possibly be able to fund the rehab of a flip but you will still need to be able to purchase the house, so in your case you could find hard money to purchase the house and then use you 20k for rehab.  I think it's enough to get you started but you will have to wait for a perfectly priced house that does not need a lot of expensive rehab.

You make your money on the purchase, if you buy it and already have negative cash flow you will be fighting an uphill battle the entire time you own it.  Then you will be tied up into the condo and when a new profitable deal comes along you will not be able to jump on it. My opinion is if you are not sure about the property now, that won't change once you buy it. Hold off a little longer and wait for the right property for you.

 This is a great start, you can also look up any local Civil Engineering firms, most of them have a licensed surveyor that can help you get what you need.

I say be who you want to be. Be Pro-Active, fix it as soon as possible, you are going to have to fix it later on down the road anyway, so might as well just do it while it's fresh on your mind.  Maybe if you show your tenant that you are on top of things, maybe, just maybe he will try to have your rent on time.

I am currently building a new house which is about 2.5 months from being complete. Which means in about 2.5 months we will finally have our first rental property. Obviously we are still living in our townhome until the new house is complete. My question is this, when would be a good time to put out the For Rent sign. Would it be possible to put it while I am currently living there and let potential renters know that it will not be available until July. My thoughts are that I would like to have someone move in fairly soon after I move out, I would prefer to not have it sit vacant too long after I move.

I have my contracts all prepared, I am slowly taking care of all the small things that need to be fixed and taken care of before I can rent it out.

What are your thoughts, is it weird to still be living there while I am looking for potential renters?

Thanks for the fast replies. These suggestions are right in line with what I was originally thinking. I just wanted to make sure I wasn't over looking simple that gets my appreciation across.

If anyone has anymore ideas about what you have done or think sounds sincere please post them up.
