Those are all good questions to ask, thanks. I've had much better luck in other states than Indiana. A lot of the property managers in Indianapolis seem to want to tack on extra charges and fees for every little thing when it should be included in the 10%.  So I'm still looking for good options. 

Does anyone have experience with CityPlace?

I have a house in South Indianapolis/Camby Indiana. My previous contractor walked off and stole my money. I need to get it finished asap. I already have someone finishing the electric so its mostly just cosmetic handyman type work now. Installing cabinets, painting, windows, doors, etc. They must be trustworthy though.  Any recommendations would be greatly appreciated. Thanks

After a few bad experiences, I'm Looking for a new property manager in Indianapolis.  If you've had a good experience would you be willing to share your property manager with me?  Any recommendations would be appreciated.  Thanks

My property manager just sent me rental statements.  She charges an agreed management fee.  However every month since i hired her in January she has added erroneous, unauthorized non-disclosed fees which she takes out of my rent.   Some examples:

$80 to drive to a property and check on it

$40 to give keys to a tenant

$60 to fix a closet door (the previous month I paid her to install the closet door).

I never agreed to any of these items, and they weren't disclosed to me. I've already request that she remove these fees, but she refuses.  I think I need to replace her, but what legal recourse do I have?  I think I may need to give her 30 days notice, and don't want her taking any more of my money.

I had a claim 6 months ago due to storm damage of a roof.  The insurance company has not denied the claim and is not responding to my messages so the claim has just been left open.  I need to purchase insurance for completely separate properties in my portfolio, but the insurance broker is telling me that I can't bind any new insurance until this claim is closed.

How could it be that one open claim prevents me from insuring other properties?  How do big investors avoid this issue?

He did pay the rent, so I can't yet evict for nonpayment.  Don't I have to send him the bills first and at least give him a chance to pay?

I have a tenant in Indiana, who damaged the plumbing causing a leak in the crawl space.  He then called the Board of health to complain about the plumbing not working.  Upon notice, I immediately called out a plumber who had to pump out the crawl space and fix the pipes for $2000.  In addition there are 4 pages of other Board of health complaints, the majority are minor items like things not being cleaned (which is his responsibility).

The lease states that the tenant signed off that everything was in good conditioned when he moved in, and he's only been there 5 months.  It also says that he is responsible for maintaining the house, and specifically responsible for plumbing damages.

To make matters worse, I sent a contractor there to look at the other items from the board of health and the tenant denied access and threatened to shoot him.  I told the board of health that this, and they don't seem to care.

I think that I should be sending the tenant the bill for all these items including the plumbing, but I worry about how he will react since he's already threatened my contractor.  Any advice would be appreciated.

They did have a financing contingency.   I was thinking of taking Charlie's approach.  Of course I want to sell it, but there is a cost to holding the property.
