Post: Market projections for South Denver area

We are new at real estate investing and would like to know what experienced investors think of the Denver market and its projections. Are there any surrounding suburbs that are better then others for investing (i.e. Highlands Ranch, Parker, Lone Tree, Aurora, etc...)? What does 2018 look like for the South Denver area? Thank you for your input. Much appreciated.

I'm just beginning my journey as a REI and started to shop around for deals, but having a tough time finding a 10% ROI. Is a 10% ROI typically achievable in the Denver area or should I start to lower my standard to around 7% or 8%. Also, I have begun reading "The book on Rental Property Investing" and Brandon is adamant about buying homes for 80% of listing valve. I realize this is the first step in success. Is the Denver market open to such opportunities?

Thank you all for the information! My house will be completed sometime this December. We are extremely excited to be moving to the area. I'm not sure if this is the right place to pose this question, but we have a lump sum of cash from our recent sale of our home in Montana and would like to invest in real estate instead of rolling all equity over to new house in Colorado. My question is what would the benefits be of purchasing one unit 100% (say $200k) and putting down only 20% on to another rental (another $200k unit)? I am brand new at this and want to take as little risk as possible with our first and second investments. My logic is that by owning a unit completely takes the risk out of having to have tenants 100% of the time (things do happen), although that is the primary objective. I like the idea of this versus going out and picking up 4 or 5 units with the cash to start this journey. Just getting my feet wet! Please let me know if I'm way out to lunch with this thinking or any comments you have. Thanks again!

Hello All,

My name is Skyler. We recently sold our house in Montana and are preparing to move to Parker, CO. I work out of state as an engineer and am looking to get involved with real estate investing. My experience is very limited as I have only assisted my dad flip a few houses during summers between school, but I wasn't included in the financial side of things. I hope to gain some knowledge about proper investing and how to spot a great deal through this forum. I'm not looking to invest in a property that needs a lot of work because I work out of state, but my wife would be able (and enjoy) to manage some cosmetic upgrades. It would be greatly appreciated to get pointed in the right direction to start this next "chapter"!
