I would like to target tax delinquent properties. I need some help. I am a wholesaler and am curious if I am going to get a tax delinquent property under contract and have a buyer lined up. If they owe $10k and I sell it for $25k, 10k for taxes 5k for property owner and 10k for me. Does the 15k go directly to the owner or do we pay the taxes off at closing? I could use some help breaking these deals down. Thanks again for your help If a tax delinquent list is the wrong list to start with let me know what may be a better avenue.

I need some advice on marketing, I am on a very small budget. I have a vacant property list and was hand writing 15 letters a day but can't afford to send them every day. I need some help marketing until I get my first deal. My plan is to re invest 70% of what I make back into marketing. Please help, any suggestions are welcomed

I'm in California, so they can be delinquent for five years before they are sold at auction. I would like to get a list between two and four years and put them on a drip. I usually do my direct mailings on a 9 hit drip. The first 6 are fairly quick and then the last three are every two months. I'm still really new to this.

Hey guys, new wholesaler here. I am seeking some advice on tax delinquent properties. I have obtained a list, however I am not sure how to approach these deals. Do I send them a yellow letter or skip trace and cold call? I really need some guidance from a seasoned investor or wholesaler. Any help is welcome, thank you in advance!

Hey guys, I am seeking any referrals about title companies that do assignments and double escrows that are investor friendly. I am new to this but watched my father do it for a long time. I was also curious if anybody has a RE attorney they would recommend and/or a copy of an assignment or double escrow contract.  Thanks ahead for the help!
