@Cody L. What about investing for appreciation? Would you be willing to break even on a property but still get San Diego's above average appreciation?

Hey @Barry H., what criteria do you look for when someone brings you a deal (ROI, price, location, etc)? I have a possible deal and want to start bringing it to more experience investors.

@Leury Pichardo how long has it taken to get your RE license? I'm debating doing that, but don't know if it's worth the time.

Hey @Kevin Pereyra, similar situation here. I'm 25 with a solid W2 job and $50k+ in students loans. I recently found BP and started reading Kiyosaki and others with the goal of reaching $10k/month income and financial freedom for me and my future family. 

It seems like a daunting goal, but it's helped me to simply try to do one thing every day that brings that goal closer. Lately, I've been using BP's Rental Property Calculator to analyze one deal a day. It helps to me stay aware of local prices and keep real estate in mind!

I recently learned that a friend is moving for a job and selling his SFH (6br/2ba) that's close to Ohio State's campus. In the past, he rented out the 6 bedrooms to college students, which worked out relatively well. The home could also be rented to a family. I've visited the property and it seems like it's in solid condition. Pending an inspection, appraisal, and due diligence I think it could be a cash flowing asset (it was for him).

Since it's not yet listed on the MLS, I'm wondering if I can make an early offer on the home and get it before it's listed. But, I don't have any deals under my belt and am debating if I should bring this possible deal to a more experienced investor to help the process along.

My question is: what would you do in my shoes? Do I dive right in and pending due diligence, make him an offer? Or do I look for another investor to partner with?

@Lucero Sanchez Could you explain why he would no longer qualify for an FHA loan? I'm new to this, and had trouble understanding that point. Thanks!
