What is the difference between a junior lien and a senior lien...does senior mean the original mortgage and the rest are junior's?
I live in South Carolina...

Thanks for your quick repy. This is an auction at the court house..they have them the first of every month. Under the foreclosure listing it says "The property wil be sold subject to any past due or accruing preperty taxes (they owe one year's worth), assessments, existing easements and restrictions of record AND any other senior encumbrances."

I have found one mechanic lien, and five mortgages, three being from the very bank that is foreclosing although that bank appears to be foreclosing on just one of the loans.

Any advise??

I'm ready to bid on a foreclosure but just found out that even tho only one mortgage company is listed as seller, the home owner actually has a few mechanic liens on property plus two second mortgages that he is not in default on. He is also behind in property taxes. Will I inherit the mechanic liens and other mortgages if I purchase this property at auction????
