Hey guys! Quick question: If a homeowner contacted me and let me know they wanted to do a short sale on their home, is it possible to work a deal as a wholesaler?

Or, should I just pass it over to one of my Realtor friends?

Hey guys, I get a lot of motivated sellers reachching out with leads but are confused about what it is that a wholesaler really does. What is the best way to explain what we do as wholesalers to a motivated seller who doesn't really know much about real estate investing? How do you guys explain it? Thanks in advance!

Tom Goans I appreciate your feedback and valuable info. I will take your advice sir, just a couple of notes on what we do as wholesalers, we help people. I can’t speak for everyone but I usually meet a motivated seller who wants a problem property GONE i.e. distressed, out of state, inherited, junk properties etc.

Also, the property is not taken off the market. The seller can sell the property at any time via real estate agent or w/e method they like. Most of the time the seller has dealt with an agent and yet they still pay taxes on a burdensome junk property thats been on the market for years. Most times they do not live in the house it just sits there for years falling apart and lowering the value of other houses in the area.

I help people with problem properties. The contract does NOT state that I’m buying the property, only finding a buyer.

Excellent point Tom Goans! You might have misinterpreted what I do as a wholesaler (everything is disclosed to seller). I’m not sure about your state but wholesaling is %100 legal in Philadelphia.

Are cashier’s check and money orders valid?
