It seems cash buyers/investor types are sucking up all of the low hanging fruit in the entry level housing.  I believe if interest rates go up and there become other investments will start looking better.  Then things will begin to start balancing out.  Here is link to an article I read today on the same topic about housing slowing down etc.  it does not reinforce my point but it is interesting.

Burke,

Would mind sharing how much (percentage amount) the bank makes you put into reserves?  I have been searching similar threads I am trying to calculate how much I should be holding back each month for reserves on a small apartment complex.  I am would like to be conservative but I don't want to time up money for no reason.

I think you should be a part time agent to begin.  Then buy your own house or duplex etc. and be your own agent then maybe if you have savings then you can go for it.  I am quitting my job and going full time but have a some other income to keep food on the table.  Feel free to reach out.

That is so exciting.  I recently put in my notice to my employer.  As of April 1st I will be be a full blown entrepreneur just income from my rentals and business.  Hopefully a ton more time for family and some for fishing as well.  Keeping my fingers crossed.  Best of luck to you guys.

How are you? Welcome to BP.  Thanks for your service!  I was a tanker in the Army If I were to it again I would have been an officer and tried to fly helicopters.  I love real estate myself and am hoping to grow my income especially the passive portion.  Look forward to meeting or chatting with you in the near future.

It is a great little town.  Although there is not a many if any properties that pencil out.  Do you see any red flags with the surrounding counties.
