I bought 15 unit and have slowly crept up to 40-50 units.  I do STRs, building some now.  The numbers are a lot tougher then they used to be.  If you have a chunk of money to get going I'd personally buy the biggest thing you can if you don't I think house hacking into a 4 plex is great.  On the bright side I think many of the scammers that sell you on owning 1000 units are being wiped away and maybe that kind of an opportunity will come back.  Personally have not seen anything I believe is legit (but I only invest locally).

If your a realtor and an investor you got some synergy going there.  I'd find a sweet deal close it and see if you can get another one after that.  Tell people what your doing and help other folks invest while you're making a nice commision check.  You could build a crazy amount of wealth and a great career doing that.

I manage and own some STRs.  I doubt I could find anything that would cashflow unless you put over 25% down.  I'm building some currently (so obviously I think that works).  But if you can finance a home in an appreciating area make it breakeven and at some point (as always) either rents/nightly rates will increase, interest rates will go down, or both.  Good stuff, it is a much different market today.

@Chris Seveney Bill Burr " bra"?, as one of my kids would say. Forest fires are an industry and they are managed for profitability. When I was a kid we were able to play outside all summer long with no smoke now kids are stuck inside for 3 weeks while the fires are "managed." Forests, timber and fires are managed completely different then they used to be it seems fair to ask if those differences are having an impact (because of coarse they are).  I would go a step further and say anyone thinking this topic through in good faith would not be so quick to dismiss the mismanagement for our forests the way politicians, media etc have.

In addition to the rental properties, my wife and I have a paid off house, paid off car, and about $1.4m in retirement accounts, brokerages, and savings.

We live in a HCOL area and our expenses are $9.5k per month even though we live pretty modestly.

I set out initially to have real estate pay for at least some of my expenses in order to give me more freedom and financial security.

Is your wife quitting too?  Seems like you may need to upgrade the rigs or something kind of fun.  Anything you really want to do now that you will be retired, at least a mini retirement?  I am in a pretty similar position.  More properties but more debt.  I became a realtor, what I would love to do is move to a place like Mexico but I have kids still in school.  Love living vicariously through others!

I love posts like this.  Would you mind telling us what you spend per month on life?  Are you 100% real estate?  Did you set out to retire with real estate, did you have a goal or an amount you wanted to make?

Hopefully this post gets tons of hits and traction would love to see a bunch more back and forth in here.

DEI policies? Immigration policies? I think your tin foil hat is on too tight. The firefighters are capable. They are simply overwhelmed. 

The only stupid government policy was letting people build in difficult to defend areas right up against tinderbox natural settings. Even not allowing that development might not have helped, given how intense and fast the fire is.
You may have a point there, I never believed COVID came from a Chinese bat or that taking an experimental vaccine was a particularly good idea either. LOL

 Or it could be an arsonist/ arsonists. 


 It is chaos and it has been bread purposefully in my humble opinion.
