If you have a net loss from your self-employed income, you would not be eligible to contribute.

Hi Russell,

I recently had to find new tenants for a house in Los Angeles. I put up ads on both Craigslist and Zillow however Zillow's was far more successful. I may have had only one or two people who contacted me through Craigslist.

I spent time taking nice pictures of both the inside and outside of the house and write up a detailed description. I scheduled two open houses during consecutive weekends and had prospective tenants contact me to setup a time and give them the address. So even though it was an open house, people who wanted to come and check out the property still had to contact me ahead of time, so I knew roughly how many people would show up.

@Scott Mac, it’s a good idea I didn’t think about. Thank you for the suggestion!

Thank you for your answers. @Brandon Sturgill it doesn't rain often in LA but we do get a few days of pouring.
Another thing I thought about was to put a drainage system, like a french drain...

Hi everyone,

I need your help to try and understand my options. I have a tenant who is complaining about water coming from his upper neighbour (mainly when it rains). As you can see in the pictures, it comes under the red fence and also through the wall.

I brought in my handyman who does not think he can help, as the slope on my property is not steep enough to redirect the water to the back, so it stagnates.

Is this an issue I need to bring up with the neighbour? I'm curious if some other landlords here have faced similar issues.

I just found this post, I assume you have found answers to your questions but in case someone else look at this post, the HCIDLA website is a good starting point.
