Thank you for the response, I appreciate it! However i have a followup. 

I don't believe that if you aren't the one with the money then there is just no way you can play the rental game. So if you can't convince a partner to join in on the deal even when all they need to do in the whole process is bring the down payment, then what are some ways to come up with that down payment?

When you want to bring in a partner for a deal, say for bringing the down payment, what should you offer them in return? 50% of all rents and equity? Or something more creative? What does a partner actually want from you when bringing them into the deal?

I assume splitting a deal 50/50 means you and your partner each take 50% of the monthly rent and/or 50% of the profit when selling. Are these really the only two things that partners are looking for, or are there other things a partner investor may be interested in claiming?
