Hi @Joseph Hartley,

I would look to work with a real estate investor and help them grow their business while you learn the skills and let them know that you want to learn all you can while helping them so you can do deals too. Also read Profit First on how to manage the finances in a super simple and easy way.

    Hi @Joseph Sharp,

    I would say the best way to really know your market it to get around someone who is successful in your market and provide value to them.

    Meaning you work for free for them and learn the market and learn how to do the deals while helping them make money and ultimately you will learn the market AND the skills to do the deals you want to do in the way you want to do them.

      The number one book and simple system I would suggest for you is the Profit First - Learn how to keep the money you will make in real estate investing now.

      Reading this book will literally add zeros to your bank account if you start out with this system.

      I'd also recommend Gary Keller's The Millionaire Real Estate Investor because of the practical tips offered in the book.

      The best experience will be doing a deal and actually getting your feet wet. You want to be educated but make sure to dive in as soon as you can.

        Hi @Luis Roman,

        If you don't have money or credit, then you need to bust your behind and work for it by going out and seeing what value you can provide other investors.

        Are you good at talking to people and can lock up a deal? 

        Are you a number cruncher and could offer you services part-time to be a part of someone's company and offer to help them for free while you learn from them?

          Hi @Alex Keedy,

          It really depends on if you have more time than money or money than time. If you have more money than time, then investing in a mentor can turbocharge your investing career with the right person. (I am not a coach so this is not a plug for me). 

          If you have more time than money, read The Millionaire Real Estate Investor by Gary Keller and read Profit First by Mike Michalowicz and then go out and start making offers.

          I'd also recommend Gary Keller's The Millionaire Real Estate Investor because of the practical tips offered in the book. 

          For mindset, I would suggest getting Extreme Ownership by Jocko Willink

          Make offers, talk to people, tell everyone you know you're looking to take a problem property off of their hands.
