I would be upfront with my buyers and tell them your suspicions. If it's really a good deal, your buyer isn't going to back away because of a crazed tenant that can be easily replaced.

Hi guys, I have a house for sale that would be excellent for a flipper, or even a landlord with very deep pockets. 

This is a house that you will have to think outside of the box with, and with the right person I think the reward can be staggering. 

It is a 2 bedroom, 1.5 bath, two story home on the corner. It is sitting on 0.57 acres, so there is some room if you wanted to extend the house a bit. There are no major repairs needed to the exterior of the home. Repairs are estimated to be between $40,000-50,000. 

ARV is at least $150,000, and that number will rise depending on weather or not you extend the house, or add any bedrooms to it. There are 4 bedrooms on the street that sold for $215,000+ and 3 bedrooms that sold for $175,000.

When an experienced wholesaler helps an amateur wholesaler by providing a cash buyer for a 50/50 split, then when the amateur gets his second deal, he contacts the cash buyer and sells him another house, cutting out the person who introduced him to the buyer.


Just something random I thought of tonight, and wanted to know; if this happened to you as the veteran, would you be angry? If you were on your second deal and had that option, what would you do?

I did this when I first started wholesaling, but only once. I'm still in touch with every single person that called that day, but I hated lying to them and saying that a property that never existed was sold. 

You will see a ton of ghost ads spammed on the boards nowadays cause gurus say thats the right way to get buyers I guess.
