Hope this helps.  It has served me well even if it only verified information I was given by the seller. On one occasion I had an outstanding bill from the grass being cut by the city.  It was 8 years old.  With the interest it was $1100.  Without the FOIA I would have been stuck.  The lien was not recorded because when you go to the city to have the water turned on that is when they tell you.  I have city's by me that automatically turn the water off when a sale occurs to force you to contact them.  Just an example.

Thank you! Yes. I truly had some beginners luck with finding this one. I purchased with cash and flipped straight out. I wanted to BRRR, but didnt hold the property long enough to be able to pull anything. Once permits were in, we were done in about 5 months.

I actually didn't. I know she is a great property manager though! I hope to use her services for my rentals eventually!

I remember the first property I purchased from the owner with cash, the day before foreclosure auction...I was terrified the bank didn't pay off all the liens and that it went to auction! 

Thank you! It was so hard! I remember everyone telling me to get a bankruptcy attorney and I didn't have the money for it. I would be on the phone with the seller walking them through answers to questions I didn't know! I was able to stop the auction the day of literally!
