My experience with Roofstock as a customer is that it is a good marketplace for turnkey properties, the customer service is generally good but I would caution newbie investors who think it's as easy as just buy and hold for passive income. Many properties have deferred maintenance and rents and market values may be off. 

Also the financial numbers presented need to be verified. Many properties are not in good appreciation areas and cash on cash returns may not be great either. There is a price to pay for passive, turnkey rentals that comes from the financial returns.

In addition to the great info from @Rick Pozos, I would add that targeting the same group of people via direct mail requires consistent letters. The first letter may catch them at the right time. The third letter may get them at a time circumstances have changed and they may problems you can step in and help solve.

Welcome to BP! In addition to the great advice provided already I'd just remind you that being an investor is a journey and not a race. I would encourage you to find a mentor or perhaps a partner to help kick-start your journey. I know it's hard because you want to take immediate action.

San Antonio has several free meet ups made up of serious investors that just want to network and help others. I found the ones I attend on BP. Facebook would be another resource. One last thought, why not start your own meet up. Just need a restaurant with some meeting space and a few like minded investors to start.

Great info! I'll say that the increased headaches can give you a little peace of mind on the timely rent payments. The tenant quality I have found to be at least average. The renters don't want to risk being kicked out of the program, so they generally don't cause any trouble.

@Lexi Narducci At 2.5%, you are in essence borrowing at less than the real rate of inflation for the next 30 years. Keep the existing mortgage and make extra payments to build equity faster if that's your goal.

I saw this and found it interesting. San Antonio is a big small town. San Antonio also has a large divide in terms of income equality and workforce skills. But people who live here are generally fiercely loyal to their city. In recent years San Antonio has also attracted large number of millennials. So I am not sure what the criteria were to come up with that conclusion..
