Managemant - 7% = $175

Maintenance - 5% = $125

Repairs - 5% = $125

Capital expense - 5% = $125

Taxes - (my area..) = $300

Insurance = $175

Debt - (depending on rate) about - $1700

Total expense including debt = $2,725

NEGATIVE cash flow $225 monthly

Buy 2-3% MINIMUM!

Would you by a property that only has Insurable title and not Marketable title?

Property has a defect in the chain of title, there are no liens or claims against it, just a miscorrect description of property address in a previous sale and title company is happy to insure.

My question is, how much harder will it be for me to sell this property?

Would you as an investor buy such a property?

Hi

I am a remote landlord and have a property manager who goes out and views potential deals and gives me insight on the deal and area etc.

What is the usual compensation for this work?

Should he get a percentage at closing?

Or a set fee per deal?

Would love to hear what others are paying.

Hi Closing on a deal this week, a property with student housing. Here’s the issue, been calling insurance agency’s and been getting VERY high quotes being that the tenants are students?!? Anyone having this issue?
