@Shimon P. this thread may be helpful: Nearing 1,000 College Students. Students are a specialized niche that has a set of unique challenges that I'm unaware of in any niche.
I would highly recommend finding 2-3 experienced landlords in the market you're buying and glean as much info as you can from them. It is much easier to navigate student rental issues with personal, local experience in the market. Find some and it will be invaluable to your investment.
