I want to sell my currently leased property in Oceanside, CA. 
2bd 2ba, 900sqft
HOA: $560

Currently occupied by great tenant with govt job paying market rate.
Lease is currently month to month (30 day notice gets him out if you like). Tenant willing to sign long term.
Decent Area
Property is in good condition
HOA is in tact

Willing to sell a bit below market for a direct deal with quick cash closing.

I'm not a first time investor, but thanks for the tips Scott.
I'm in socal (where I do own cash flowing property), and I'm looking for nowhere in particular. Just a few good areas outside of my realm to start looking.

I've got about $40k in cash that I would like to tie up into rental income. The neighborhoods that I'm familiar with don't have anything close to this price range. I'd like to buy something outright and not have a mortgage.

Where can I get the best bang for my buck? EG: Property Value vs. Rental Market. I may never visit the property, but preferably it would be in an area where I don't need to travel with a firearm to.
