Ok thanks alot guys, I did look at some listings in zillow. Springfield does look like a good starting point. lm out here in wakefield woburn area, so I'm still reading books. Still don't feel like I have enough to pull the trigger but am getting more info as the days go by. Hopefully by next year I can purchase my 1st property around woburn area with the hope of house hacking then spread my wings towards  purchasing properties in the springfield/fallriver area.

I live in Mass, the cost of living is ridiculous since its in the New England north shore area. Anyone know locations in MA or surrounding states where under 100000k properties is a reality with decent cashflow?

I haven't really looked into notes @Kevin Moen, still reading books on rental properties atm.

I just started so your answer seems kind of vague, keep the money and work or somehow raise money to add it to a down payment? Thats what you are saying?

What would you guys do with 10k in an IRA account, what Ive been observing is i kinda have to jump into it unless i will never feel content with the information i have learned. I don't know much about real estate but I believe if i was to purchase something, it would teach me better than reading books. Oh, and i live in MA ridiculously high cost of living. I would like to do under duplex triplex or quadplex.
