I have a wholesale deal in Columbus, Ohio 43223 that none of the buyers I know are interested. Not sure if I should let it go or keep marketing. It's a full rehab project ARV around 180k. Marketing it at 70k OBO Rehab around 65k. What do you guys think on why it's not moving?

Hello everyone,

I’ve found a property that I’m interested in. Seller is saying that nothing is wrong with the roof, new electrical but it does need the wiring finished, new plumbing and cosmetic. How do you determine the cost or estimate costs of a full rehab? New investor needing help!!!

I’m new to real estate. I’ve been looking and analyzing deals but when I find a good deal, that’s where I end up stopping (and that’s what I refuse). It has to do a lot with funding for the deal. I’m reading the book now by Brandon “investing in real estate with little or no money down” but thought I’d ask. I have looked into hard lenders but they check credit. From anyone’s experience as a real estate investor, is it hard to get into real estate with bad credit?

Has anyone ever done a subject to deal? I’m reading up on it. How does a investor earn income off these deals? Are these good ways to start as a new investor? Is the investor able to eventually own the property themselves? Can an investor rent out and control the property on these deals?

Thank you. Hopefully it won’t be a let down for me. They aren’t asking an outrageous price for the property and it’s already updated so keeping my fingers crossed. Originally posted by @Jaron Walling:

FSBO is a shot in the dark. The few owners I've called inquiring about the property were smoking something strong. They always want ridiculous amounts of money for junk property, >$300K for something I'd offer $140-150K.

You'd think they have motivated to sell but in my experience it's always a let down.

There is a FSBO house that's caught my attention. I am new to real estate investing and learning a lot. What is the best way to tackle a FSBO deal? Should i ask the seller if they are willing to sell on terms. Meaning take over the title but not the loan? How can i get the income back without taking out a loan on these properties?
