Hi Lisa, I would love to know who your contact is if you want to PM me. Unfortunately, I still would like a more detailed answer as to how the search is done. Since I have chosen to pursue this particular investment strategy, learning the various processes will only help in improving my chances of success. My first few searches will definitely be cross referenced with professional searches in order to compare the work.

Hello all, I am new hear and have been researching for awhile now. I understand that you can obtain lien information for yourself from the county clerks officer (or you locations equivalent). What I would like to know is how can you verify other debts or encumbrances (for lack of a better word) that are not liens on the title? 

For example, I read somewhere that a county or even an hoa can impose certain requirements (like updated sewer connections or something) which may need to be met by the new owner and these items may not be posted as title liens. 

I hope I am making sense. Thanks for any advice in advance.

Can't believe no one wrote back. Hope this isn't too late. You can get a title company to check the title and see if there are liens, or you can check the county clerks office. Liens are public record. 

Hi, I am a new resident of Land O' Lakes, Florida which is located in Pasco county, aka Tampa. 

I am new to real estate investing, having bought and sold only two properties in NY, and having managed several tenants as well. I am looking forward to learning new things on this site and I am also hoping to make some friends and business partners. 

Right now I am interested in flipping distressed units.
