 What value are you going to add compared to other realtors?

@Sia Rawat I will start by sharing what most "investor friendy" realtors do which you should avoid:

1. Contact an investor asking for purchasing criteria and then immediately put the investor on a mailing list where they are inundated with automatic emails and recieve every new listing in the target neighborhooods, purchase price range etc.

2. Ask if the investor has anything they want to sell at first contact.

If you want to separate yourself and get a better response from investors, take time to understand the investors purchasing parameters and send them targeted opportunities that fit within the desired parameters. If you bring quality deals to an investor's attention and don't reuqire them to sift through a bunch of crap, they will respond positively. Also, if you can focus on listing properties that are priced correctly that are geared towards investor purchasers they willl pick up on the pattern and reach out to you. It's honestly the best lead generation.

Continue to be active on here and stay in the game! They will come with more time and client referrals

     I've had the opportunity to speak to brokerages about the processing of cultivating investor clients and to stop prospecting, so this is a topic I know well. You need to join your local Real Estate Investor Association and attend any other meetups you can find. In addition, to be great at being the "Investor Friendly Agent", you need to know investing yourself. Your ability to be a resource hub of GCs, title companies, insurance agents, disposition strategies, etc. makes you invaluable. For example, if you know how to properly divide a property for a rent by the room model, like PadSplit or other platforms, that gives you the ability to see what a property can generate beyond the average agent or investor that isn't familiar with that strategy. Your self-development ion the space is what will allow you to be the go-to for investors. Lastly, understand the lifetime value of an investor. Do not be transactional thinking you need to make a high commission on every deal, understand that the real money is in the long term relationship. Feel free to reach out if you need any advice. 

I would also just make your advertising and online presence very loud and clear that you are an 'Investor Friendly Agent', or 'The Investors agent', or ' The Investor Specialist. or similar....

Meetups, as @Hannah Wollmershauser suggests, are a great way to meet investors. In the meantime, you'll want to learn as much as you can about the investor's mindset when purchasing. It's quite different from the retail buyer. 

Hi! A great way to connect with investors would be the linkedin business platform - this is perfect for finding investors specifically in your area. Another option is to go to investor groups in your area (investor conferences, seminars, etc.).
