Connect on LinkedIn with all your personal contacts and professional contacts by going through your phone and email contacts list and literally connecting with every single person. Those who connect back should then be exposed to your frequent value-adding posts and could result in fruitful relationships.

I only recently started to post more but my formula is to think of something interesting in the industry, find a reputable source for an article on the topic, write some text for how Midas Touch is learning from or applying the topic to our investing, and post it. Try to make sure you include a call to action to set a meeting or a provocative question to encourage comments!

I need to increase my frequency and probably make my posts shorter but its a start!

 Networking events are always good and sometimes you can call self managing owners from a rental listing on zillow or similar site. 

I've also found that investors really appreciate when you too are an investor. Sort of a walk the walk kind of thing.

I'm in Columbus Oh and we have some solid meetups here, and I'm sure a city like Houston would have similar things going on!

Being on the BiggerPockets forum as well as sites agents frequent like ActiveRain and Inmans and answering questions and messaging people is another. There are other groups that are worth being a part of too based on where you are. For example, I'm in KC and Bridge Real Estate has a facebook group that is hugely popular. If there's a facebook group like that in your area, find it and respond to anyone looking for an investor-focused agent.

And then there's direct marketing although I'm not sure this is particularly effective.

Be active in the investing world. That can be on here, local FB groups, meet ups, etc. Also cold call multi family owners to start networking and finding deals outside of the MLS. While you do that start running numbers on deals, learn how to run ARV's and get an estimate on rent. Also network with GC's and PM's, these are crucial for investors. From there be consistent and make it a daily habit to do these tasks

 Seeking out and having experience as an agent who specializes with, learns, and knows investing in and out will help. If you can bridge the gap in terms of knowing the lingo and terminoglogy that will help as well with the normal finding great deals that most investors will ask for.

As you work with one investor you can build up your book of contacts and knowledge. In harris county there is plenty of activity going on so im sure you're bound to find some RE investor focused clients or activity that you can jump start your network with.

We're investor centric in our firm as well and have been since day 1. You always gotta start from somewhere.

For myself it was buying apartment units and investing myself.

One way is to attend local real estate meet ups. Usually theres many investors that attend and are always looking for deals. Bigger pockets is another great resource as well as social media. Promote any off market deal you might have as well to get the attention from investors. Lastly make sure you are the professional in your market and know it inside and out and provide value to your investors. Hope this helps.
